Mix land use policy in noida is good for MNCs, ITeS and BPOs

The objective of all such efforts is to let our young working population to save their maximum time and concentrate on earning and living fruitful life.

29 In a fast paced, competitive environment, professionals from each sector need every aspect aspect that their life is assembled to enhance optimum gain from every walk. It becomes crucial, especially the new age professionals from multi-nationals, information technology enabled services and business process outsourcing sector.

Considering the requirement of an environment where the professionals aren't just finding their best suitable accommodation but also the abundance of general stores, ATMs, coffee shops, laundry services, auto-service centers, chemist shops, etc. in their local surrounding, authorities do plan the urban developments. One such plan was done by the Noida Authority to adopt Mix Land Use Policy in Master Plan 2021.

Mix land uses phenomenon leverages the professionals to enjoy the proximity to and availability of the all the basic and daily needs items and it allows them to save their precious time. Such professionals apart from the world class infrastructure assembled find their life further easier and smooth for their daily requirements.

The demand of many real estate companies and developers’ community from Noida to allow Mix Land Use was heard by the Noida Authority in November last year. However, many of them like Earth Group has already announced TechOne which is a fine example and in tune with the requirements of new age professionals. “In fact, the developers’ community always performs intense market research about the necessities of the home buyers and takes actions quickly on their demand. Mix land use is the consequence of such research and demand,” says Vikas Gupta, JMD Earth Group.

In principal, mix land use allows the residents who own the property like plot or built-up house on a minimum 24 meter wide road will be allowed to construct a guest house on this property. The guest house can have the shops for the common daily needs, grocery store, ATMs, chemist shops, cafeterias, etc.

However, the Noida Authority has not designated the specific area for mixed land use in Noida but the considering the requirement of professionals in high commercial activity areas, companies has already planned such projects, like TechOne which apart from providing both the primary needs of high-end office infrastructure and environment, world class residential solutions, lets the occupants enjoy the proximity to fun zones, recreational activities, shopping places, fine-dining, etc. “TechOne has been designed in symmetry to the demand and lifestyle of youth professionals, where they get all the necessary infrastructure and facilities with all ease,” Mr. Vikas Gupta elaborates.

The objective of all such efforts is to let our young working population live in an environment where they can save their time as much as possible and concentrate on the other important functions like earning and living fruitful life.
